Custom Modular Builds Melbourne

SPM Group — 1300 654 799

You’ve got a site, a use, and a building that doesn’t come off a standard spec sheet — a different footprint, a particular layout, compliance or branding that a stock unit won’t meet. That’s what a custom modular build is for, and we do them for sites across Melbourne and regional Victoria. If a standard portable office or demountable would do the job, you don’t need this page; if it wouldn’t, you’re in the right place.

Do we come to Melbourne? We come to you across Melbourne — homes and businesses alike, with the same team and the same call-out process throughout the area.

Custom Modular Builds in Melbourne

You end up with a building designed around how you’ll actually use it, delivered as finished modules and set up ready to occupy. That means the room layout you asked for rather than the one the catalogue offers — the number and size of offices, meeting or crib rooms, amenities, kitchens, the door and window positions, the services roughed in where your fit-out needs them, and the external finish you want. Single module or a multi-module building joined on site, single or double storey. Because it’s designed rather than adapted, you’re not working around a partition in the wrong place for the next ten years.

How it works

First we talk about the use, the headcount, the site and the timeframe, and you get a concept and a price to work from. Once the design is settled you sign off drawings — layout, finishes, services, anything that needs to satisfy a certifier or your own standards — and nothing goes into production until that sign-off is done, because changes are cheap on paper and expensive in steel. The modules are then built off site while your site works, footings and service connections run in parallel. When they’re ready they’re transported in, craned or slid into position, joined, and the services connected and commissioned. You get a handover and the documentation that goes with it.

Why us

Building off site isn’t just about programme — it’s why the quality is repeatable. Your modules are made in our own factory under cover, on a floor with the same crews, jigs and checks on every job, instead of being framed and lined in the weather on a live site. We manufacture Victorian units at our Dandenong South facility at 24 Columbia Court, and every unit we supply is built in our own Brisbane or Melbourne facilities rather than on site. A factory we own is a factory we can walk you through, and one where a problem gets fixed before the building is on a truck.

What it costs

Custom work is quoted, not listed, because the price follows the design. What moves it most: total floor area and how many modules that takes, single versus double storey, how much wet area and plumbing is involved, the level of finish and joinery, structural or compliance requirements for the intended use, and what your site needs by way of footings, access and craneage. Transport distance matters too. The honest version is that a custom build costs more than an equivalent stock unit and the gap is widest on small buildings — if your requirements are close to standard, we’ll tell you, because a modified standard unit is often the better buy. Hire and purchase are both options and they suit different time horizons; ask for both numbers and compare them against how long you actually need the building.

Victorian jobs are manufactured here, not freighted across the country. Our Dandenong South plant at 24 Columbia Court builds the units that go to sites in this state, which shortens the haul to your site and means the factory where your building is taking shape is one you can drive to and inspect while it’s being built.

Getting started

Send us what you know — the intended use, rough size or headcount, the site address and when you need it standing. A sketch on the back of an envelope is enough to start; you don’t need drawings. We’ll come back with a concept layout and a price, and if a standard unit would serve you better we’ll say so. From there it’s design sign-off, then production.

Common questions

Where will my building actually be made?

Victorian units are manufactured at our Dandenong South facility, 24 Columbia Court. Every unit we supply is built in our own Brisbane or Melbourne facilities — we don’t subcontract the build out.

Is any of it built on site?

The modules themselves are built in the factory under controlled conditions, not framed and finished in the weather on your site. On-site work is limited to footings and service connections, positioning and joining the modules, and commissioning.

Can I see the building before it’s delivered?

Yes. Because we manufacture Victorian work at our own Dandenong South plant, you can visit and inspect your build while it’s in production.

How is a custom build priced?

By quote against your design, not from a price list. Floor area and module count, storeys, wet areas, finish level, compliance requirements for the intended use, and your site’s access and footings all move the number, as does transport distance.
