Modular Building Hire in Brisbane

A building that’s ready to work in, not a shell. It turns up lined, floored, wired and fitted out for the use you told us about — site office, crib room, ablutions, classroom, sales suite, accommodation. You get it for the term you need, whether that’s a few months over a project or several years while you grow, and you hand it back at the end rather than carrying an asset you no longer want. If the standard layouts don’t suit, we build to your design instead — custom is normal work for us, not an exception.

How it works

You tell us what the building is for, roughly how many people use it, how long you need it and where it’s going. We come back with a layout and a hire rate. Once you’re happy, we schedule the build or allocate a unit from stock, and you sort site access, a level set-down area and services connection points. Delivery is by truck and crane or hiab, so we’ll want to know about gates, overhead lines and turning room before the day. The unit is set down, levelled, tied down and connected, and you’re using it. At the end of the term you call off-hire, we collect, and the site goes back to how it was.

Why us

When we quote a lead time, it’s a lead time we control. Queensland units are built at our own facility at 8 Orsova Street, Pinkenba — not made interstate and trucked over — and building undercover in our own factories is what lets us keep weather out of the schedule. That matters most when the building is the thing holding up your program: the crew can’t start until the crib room and amenities are on site.

What it costs

Hire is priced on the building and the term, then transport on top. What moves the number is size and layout, the fitout level, how long you’re keeping it, and what the delivery involves — distance, access, and whether a crane is needed. Longer terms bring the rate per month down. We’d rather quote against your actual site and dates than publish a figure that turns out to be wrong for you, so the fastest way to a real price is to send the details below.

If the building is going in a backyard rather than on a worksite, the planning question comes first. Under the Brisbane City Plan, a secondary dwelling is generally classified as accepted development where its gross floor area doesn’t exceed 80 square metres, subject to the site criteria. That’s the guidance we publish, not planning advice, and it’s the kind of thing that changes — check your specific site with the council before you commit to a size.

Send us three things: what the building is for, the site address, and the dates you need it from and until. A photo of the set-down area and the access to it helps more than anything else. We’ll come back with a layout and a hire rate, and if you’re building in a backyard, confirm your floor area with council before you sign anything.

Common questions

Are your buildings made here or brought in from another state?

Queensland units are manufactured at our own Pinkenba facility at 8 Orsova Street, so a Queensland order is produced in Queensland rather than transported across the country. Building in our own facilities is also what minimises weather-related delays to the schedule.

How big can a backyard granny flat be before I need approval?

Our published guidance is that under the Brisbane City Plan, a backyard secondary dwelling is generally accepted development where the gross floor area doesn’t exceed 80 square metres, subject to the site criteria. Treat that as a starting point and confirm it with the council for your address — we’re not giving planning advice.

Do you cover sites outside Queensland?

Yes. We hire and sell across Queensland and Victoria, and we manufacture in both states.

Can I get something that isn’t a standard unit?

Yes. Custom builds and designs are part of what we do, and because we manufacture ourselves rather than order in finished units, changes to layout and fitout are handled in our own facility.
